How to win in multiple offer situations when buying a house?

When a house is priced right in this market, and the house has all the right amenities, EVERYONE wants it.  There will be multiple offers on it.  Stop acting like you know stuff because you bought a house before, or you bought multiple houses before…because this is where people make their first mistake in our industry.  Choose a Realtor and Loan Officer that have a proven track record.  Knowledgeable professionals are not located by shopping for the cheapest.  The best Realtors and Lenders in the industry aren’t the best because they offer the biggest discount on their services; they are the best because they raise their level of expertise and knowledge to meet their price point.  

BE MORE PREPARED THAN YOUR COMPETITION!

Stop asking your Realtor to take you to look at homes with only a qualification letter in hand.  You are wasting your time and your Realtor’s time.  Find your Realtor, come up with a game plan together, and then get preapproved.  After your loan officer has taken your application, pulled your authorized credit report, submitted your completed loan file to underwriting, and received your conditional preapproval, THEN, go look at homes.  When a seller and their hired professional, ie Realtor, gets 2 or maybe even 7 bids that are all very similar in net profit for the seller, they have to start comparing one offer to another, to determine which is the best to accept.  If you are working with a reliable loan officer with a good track record that has the ability to close a loan in 12-15 days, and you can tell the seller your loan has already been preapproved, you’re likely to have a much higher success rate of not having your offer dismissed.  With a strong and competitive offer, you will likely move immediately to the top of the Seller’s list.  I know this through many years of experience and success due to the strategies, I’ve built with my Realtors to win offer bids in today’s competitive market.
